How does my home get booked?
Through more channels than most. Your home is marketed across the major booking platforms, of course — but also through avenues others can’t reach: Marriott Homes & Villas, and a private network of travel agents, family offices, executive assistants, brokers, and realtors that connects us directly into the high- and ultra-high-net-worth community. Every opportunity is vetted before it comes to you to approve.
Do I stay in control of my calendar and rates?
Yes — you set your availability, establish your minimum rates, and approve every booking; the final say is always yours. The owners who do best, though, hold those terms with an open hand: they lean on our advisors, and when we suggest a rate or strategy that falls outside their minimums, they stay open to it. Set your terms, then let us help you make the most of them.
How often am I expected to rent?
There is no rigid quota — your calendar is yours. But membership is built around homes that are genuinely available to host; it’s how the relationship works for everyone. If an owner ultimately declines to rent at all, we may conclude the membership, so the place can go to another home ready to be hosted.
How do I get my home ready for a stay?
There is a part you handle, and we’ll be candid about it. Before a stay, the home should be cleaned within 24 hours of arrival — ideally the morning of, or schedule our team to be there — and left presentable, the way you would for guests you’re proud to host. Step out by 10 AM on arrival day, and see that nothing is scheduled at the home during the stay: deliveries, repairs, appointments. Think of it like preparing for a party — the home at its best, ready to receive.
What happens to my closets and personal things?
We lock the closets — that gives both you and our team secure storage the guests can’t access — and we provide hanging racks and luggage racks for guests to use. If you’re able to leave a closet or two open for guests, even better; it’s a welcome perk.
What of mine do guests actually use?
The everyday things, much as you’d imagine. Guests live in the home as you do — the kitchen, the cookware, the utensils and dishes, and whatever is left out and accessible. We bring our own linens, towels, and pillows, and we lock away your personal and valuable items, so what matters most stays protected. It is, after all, a home.
How are guests vetted?
Thoroughly, and without pause — vetting begins before an inquiry ever reaches you and continues through approval, check-in, and the stay itself. During a stay, a uniformed house manager stops by as an added layer of oversight, and discreet noise-decibel monitors run throughout the home.
What happens if something is damaged?
Before every stay, the home is photographed in detail, so its exact condition is on record, and guests are carefully vetted up front. In the rare event something does happen, Above coordinates the entire resolution — the vendors, the scheduling, and the repair itself — so you’re not managing any of it.
What about insurance?
Every guest purchases a protection policy (through Safely) that covers up to $25,000 in accidental damage, plus $1,000,000 each in liability, contents, and structure. Combined with our vetting and on-site monitoring, a stay is well protected, and if anything arises, we handle it for you. You’ll still want to keep your own homeowner’s coverage in place — your Above team will help make sure everything fits together.
Are there tax advantages to hosting?
There can be. The best known is the “Augusta Rule” — nicknamed for the Augusta homeowners who rent out their homes during the Masters — which lets you rent a home you use as a residence (a primary or a second home) for up to 14 nights a year and pay no federal tax on that income. It’s a simple way to test the waters. Beyond that, placing a home into rental service may make certain improvements and expenses deductible. The specifics depend on your situation, so your tax professional should advise — Above does not provide tax advice.
Can you care for my home between stays?
Yes — property care is a newer part of what we offer. Regular checks and audits, routine cleanings, and restocking keep the home tended between reservations and while you travel, so it’s always ready for the next stay.

Gladly. Above is a full travel agency, so whether your home is booked or not, we can arrange your own travels to the same standard.
